1. About AD PROPS
AD PROPS is a Zimbabwe-focused marketplace that connects buyers, sellers, landlords, tenants and regulator-registered estate agents. We are a technology platform — we do not own or sell any property listed by users.
2. Eligibility
You must be 18 or older to create an account. Sellers and landlords represent that they have the legal right to advertise the property they list.
3. Agent registration (local real-estate regulations)
Property sales facilitated on AD PROPS may only be handled by estate agents registered with their national real-estate regulator, in compliance with local real-estate regulations. Owners may list their own properties for sale but must transact through a registered agent.
4. Listings & content
You are responsible for the accuracy of any listing, photo, price or description you submit. Listings that are misleading, fraudulent, duplicated, or that infringe on others' rights may be removed without notice.
5. Payments
Payments for featured listings, escrow and other paid services are processed by Paynow in USD. Refunds follow Paynow policy and our published refund terms for each product.
5a. Escrow deposits
Escrow deposits are collected via Paynow and held in AD PROPS' merchant account ("operator-held escrow"). AD PROPS is the escrow agent; Paynow is only the collection rail. AD PROPS is not, at the date of these terms, a licensed escrow provider — a fully-licensed AD PROPS Escrow platform is under development.
Once both the buyer and the regulator-registered agent confirm transfer in the app, the AD PROPS ops team manually disburses the funds to the seller within 2 business days. If the deposit is cancelled or refunded, the buyer receives funds within 2 business days. Proof of payment is attached to each transaction and visible to the buyer and the agent in their Escrow page.
By initiating an escrow deposit you acknowledge this manual-disbursement model and the associated 2-business-day SLA, and you agree that AD PROPS' liability for delayed disbursement is limited to the deposited amount.
Service fees: A platform service fee is deducted from each released escrow transaction. The standard fee is 3% and applies to public (Starter / Basic / Unlimited) plans and to verified agents on the Agent Lite plan. Verified agents on Agent Pro pay a reduced 2.5% fee and Agency subscribers pay 1.8%. Fees are shown in the escrow breakdown before you confirm any deposit and may be adjusted from time to time to remain compliant with applicable Zimbabwean financial-services regulations.
6. Prohibited use
No scams, fake listings, harassment, illegal content, scraping, or automated bidding. Violations can lead to suspension, content removal, and reports to authorities.
7. Liability
AD PROPS is provided "as is" without warranties. We are not a party to any transaction between users and are not liable for disputes, defects in property, or losses arising from your use of the marketplace.
8. Changes
We may update these terms. Continued use after changes means you accept the updated terms.
